AGENDA

1.    Public Hearing for review of proposed zoning amendments:

Amendment 1 – to amend the Northfield Zoning Ordinance to remove Bed & Breakfast from definitions and replace it with Short Term Lodging with a new definition as follows; a transient use in which a single-family dwelling offers for public hire rooms for overnight accommodations and may offer meals prepared in the kitchen of the dwelling unit. This includes such things as bed & breakfast, seasonal cabins or cottages.

Amendment 2 – to amend the Northfield Zoning Ordinance Article 7 Table 1 removing Bed & Breakfast and replacing it with Short Term Lodging, adjusting the R2 Zoning District removing (P) permitted use to a (E) Special Exception. 

Amendment 3 – to amend the Northfield Zoning Ordinance Article 7 Table 1 for Multi Family Residence 5 Units or More in the Commercial/Industrial Zone changing (E) Special Exception to (N) Not Permitted. 

2.    Minutes – December 06, 2021

3.    Minor Site Plan Review – Joseph & Carlene Keniston 29 Summer Street (Map U08 Lot 65) change of use from a single family with an in-law apartment to a single family with a hotel, motel, inn in the R2 Zone.

4.    Other Business – Informal Discussion with Kevin Leonard from Northpoint Engineering, LLC representing his client Lakes Region Community Developers, currently has two adjacent tracts of land under agreement on South Park Drive (R14 Lot 5-5 & Lot 5-2). To propose a multi-family housing project on the subject site which would include a blend of 1 to 3 bedroom units along with a small community building. The units are proposed to be attached in several different buildings. Other site improvements are expected to include some recreational game space and gardens.
